PROOF OF RESIDENCY (CREDIT REQUIREMENT) TIME
If applicants do not appear on the voters roll, proof of residency will be
required for ALL addresses in the last year only.
For example, if the applicant had lived at the same address for the last
three years but do not appear on the voters roll, one bank statement dated
last month confirming the address would be sufficient.
Anti-Money requirement remain UNCHANGED
PROOF OF RESIDENCY EVIDENCE
Credit card bills are now an acceptable form of proof of residency to
satisfy the credit requirement if applicants do not appear on the voters
roll.
MORTGAGE PAYMENT PROFILES
For both Home Loans and Buy-to-Lets, evidence of only one mortgage payment
profile is now required. If further CAIS mortgages are identified on the
Bureau Search and these are not declared on the application form, it will
no longer be a requirement to query the additional mortgages found.
BUREAU SEARCHES ASSOCIATED ADVERSE CREDIT
Associated adverse credit, (with a spouse or associated financial
commitment) will no longer affect the decision to lend to the applicant.
For example Wife applies for a buy-to-let in her sole name but the husband
has a CCJ we can still lend to the wife if she has a clear search.
For home loans the husband and wife would have to be joint borrowers and
therefore the decision would take account of both the husband and wifes
adverse.
NEW PROPERTY DETAILS
When new property details are received (ie when there is an existing case
still in the pipeline) the bureau search only has to be updated if the
previous one is now six months old. Within the six months the original
search does not have to be reviewed, as this would have been done by the
underwriter who dealt with the first application.
EXISTING CUSTOMERS
If an applicant returns for an addional buy-to-let and they already have
a completed live account, subject to the total lending remaining below 2M,
references will not have to be updated. This applies to all borrowers,
irrespective of when the loan completed.
ASSET & LIABILITY STATEMENT
An asset and liability statement is only required if group exposure will
exceed 1.5M
